Why I Built This

A resident called me three weeks before her start date. Two other lenders had already told her no.

She had the offer letter. She had the credit. What she didn't have was two years of tax returns showing a physician's income, because she hadn't earned one yet. That's the exact gap a doctor loan is built to close, and it's the reason I focus almost entirely on physicians, dentists, and residents moving into the Tampa Bay area.

Fifth Third doesn't run a dedicated web page for this. So I built one myself, with the questions I hear most and straight answers about how the program actually works.

Traditional mortgages are built around W-2 history and cash reserves. A doctor loan is built around where your income is headed, which is exactly the picture most physicians and dentists are working with early in their careers.

Low to no down payment

Finance up to $1,250,000 with no down payment required, and higher amounts with a modest down payment as your loan size grows.

No PMI, ever

You won't pay private mortgage insurance even with less than 20% down. On a typical loan that's real money back in your pocket every month.

An offer letter can be enough

Residents, fellows, and new attendings can often qualify using a signed employment contract, so you don't have to wait for your first paycheck to buy.
